Ice dams are the most common form of winter roof damage in our area. They form when heat escaping through the roof melts snow on the upper portions, and the meltwater refreezes at the colder eaves. This ice buildup creates a dam that traps water on the roof surface, forcing it under shingles and into the roof deck. Because Northern Virginia homes typically lack ice and water shield membrane at the eaves (it's not required by our building code), this water intrusion can cause significant damage.
Freeze-thaw cycles are another concern. When water gets into small cracks in flashing, around pipe boots, or under lifted shingles, it expands when it freezes — widening those openings and creating new pathways for water intrusion when it thaws. A single freeze-thaw cycle can turn a minor vulnerability into a significant leak.
Heavy snow loads, while rare, can also stress roof structures. Northern Virginia homes are engineered for wind loads, not snow loads, and an unusual accumulation of heavy, wet snow can exceed the design capacity of some roof structures — particularly on flat or low-slope sections.
